The Zoning Board of Appeals approved a set of variances for a mixed-use entertainment complex at 7052 S. Jeffrey. The project is located at the northwest corner of E. 71st and S. Jeffery Boulevard, and the project is being developed by Alisa Starks of South Shore Commercial Properties. The site is currently home to the former Jeffrey Theater and Urban Partnership Bank buildings, which will be demolished to build the complex.
The multi-use center, designed by TK Architects, will include a full-service Creole restaurant, a seven-screen dining cinema, an eight-lane bowling alley, and event space. The building will include 12 parking spaces.
The Zoning Board of Appeals approved a host of changes including a change to reduce the amount of street-facing clear windows required along 71st Street from 716.11 square feet to 551.28 square feet and along Jeffrey Boulevard from 528.19 square feet to 357.42 square feet, a change to allow frontage greater than 5 feet of curb, and a change to allow two proposed lanes for parking access and loading of the property is required to comply with standards. Additional changes included a change to reduce the number of off-street parking spaces for a location served by public transit from sixty-five to twelve parking spaces, and a change to create a public entertainment space license located within 125 feet of residential use.
With ZBA approvals secured, the developer can move toward permitting and construction. A new building permit has already been filed for the building and the project will need to obtain trial permits to clear the site. According to reports from Block Club Chicago, the developer expects to begin construction in the spring with a grand opening targeted for late 2026.
